Hakans )n <br />Ande )n <br /> <br />ir nee Survey & <br /> <br />January 19, 1987 <br /> <br />Honorable Mayor and Cit~ Council <br />city of Ramsey <br />15153 Nowthen Blvd. <br />Ramsey, MN 55303 <br /> <br />Re: <br /> <br />Revised Preliminary Plat <br />Autumn Meadows <br /> <br />Dear Councik Members: <br /> <br />We have reviewed the l~test revision of the Autumn Meadows prelim- <br />inary plat and offer t)ke following comments: <br /> <br />The original plat ~hich consisted of eight lots was tabled <br />since the proposed cul-de-sac did not meet the City Code and <br />the developer was ?equested to obtain an easement to County <br />Road No. 83 for em~rgency access. <br /> <br />The de~eloper was ~n'~able to acquire additional access to the <br />plat. Therefore, ine has revised the plat to include only four <br />lots and shortened the cul-de-sac to conform to the City Code. <br /> <br />The proposed lots meet the area requirements of the City Code. <br />~owever, the two northerly lots do not meet the lot width <br />required at the building setback. In the future, if the road <br />is extended north, the lots will meet the width requirement at <br />the building setbsck line. <br /> <br />The developer did not submit a resubdivision plan for the <br />revised layout~ ~ith the triangular shaped lots, future <br />resubdivision will be difficult. <br /> <br />o <br /> <br />The ~roposed plat shows a road easement to the north. The <br />north 33 feet of ~he plat should be designated as road easement <br />to provide future access east and west. <br /> <br />The previous stre~t and drainage plan meet City Standar4s. <br />Therefore, the sa~e drainage plan and street section should be <br />used for the revi~e~ plato <br /> <br />ZZ2 Monroe Stree~ <br />Anoka, Mlnresota 55~03 <br /> <br />~12/427-5860 <br /> <br />Peter IL Raaflkka.
