Open Space Design development is intended to encourage development of housing <br />in clusters that meet the following purposes: <br /> <br />Provide efficient use of the land use while maintaining contiguous block of economically <br />viable agricultural land, mature woodlands, and open space, and preserving of historical <br />features, scenic views, natural drainage systems and other desirable features of the natural <br />environment. <br /> <br />! <br /> <br />I <br /> <br />! <br /> <br />! <br /> <br />I <br /> <br />Allow housing to be concentrated on sites that have low agricultural potential and/or high <br />natural housing appeal. <br /> <br />Create neighborhoods with direct access to open space, distinct identities and sense of <br />community. <br /> <br />To encourage innovation and promote flexibility, economy and creativity in residential <br />development. <br /> <br />To provide commoidy owned open space areas for passive and/or active recreational use <br />by residents of the development and, where specified, the larger community... <br /> <br />To provide for a diversity of lot sizes, 'housing choices and building densities to <br />accommodate a variety of age and income groups. <br /> <br />7. To preserve scenic views and elements 'of the City's natural character. <br /> <br />8. Open Space Design development apply only to residential subdivisions. <br /> <br />~pplicabiliw. Open Space Design standards are an alternative set of standards for residential <br />development as a Planned Unit Development within the "A" Agricultural, "E ~I" and ~E-2" <br />Estate Districts, Residential Districts, and Mixed Use Districts. <br /> <br />Provisions. <br />a. A Planned Unit Development application is required for open space design <br /> developments in "A" Agricultural, "E- 1" and ~'E-2" Estate Districts, and "R~ 1" One <br /> Family Residential Distr/cts. <br /> <br />The Planning Commission shall consider the purpose of this section in its review of <br />the development. <br /> <br />In addition to the Planned Unit Development standards, the following items shall be <br />submitted as a part of the application: <br /> <br />(il A Resource Inventory including the fbllowing: <br /> <br />98 <br /> <br />(a) Topography at 2 feet contours, indicaing slopes more than 18 percent. <br />(b) Soil type locations and identification of characteristics such as building <br /> capability and wastewater'disposal systems as applicable. <br /> <br /> <br />
