has indicated that he will submit a revised plan that replaces the vinyl with a masonry material. <br />She advised City sewer and water will be .constructed through the Town Center site this summer, <br />across Highway 10 to the intersection of Highway 10 and Armstrong Boulevard, about 400 feet <br />from the site. She stated Staff anticipates that services will be at this intersection in October <br />2004. The proposed site plan will be required to hoop up to City services. <br /> <br />Associate Planner Geisler explained that because many of the outstanding issues with the sit plan <br />could have a large impact on the overall site design, Staff was going to recommend tabling the <br />request. However, Staff has been working with the applicant over the last few days and has <br />agreement on the major issues, so they are recommending approval. She noted the applicant has <br />agreed to hook up to City services rather than have a septic system. <br /> <br />Co~nmission Input <br /> <br />Chairperson Nixt asked if hooking up to City services would delay operation. <br /> <br />City Engineer Jankowski stated they are anticipating sewer and water will be across Armstrong <br />Boulevard by October. He indicated he had a discussion with the applicant and that will be <br />reasonably close to the time he would take occupancy. <br /> <br />Chairperson Nixt asked what siding material would be used. <br /> <br />Jeff Johnson, ReMax stated three sides would be block, with the front brick. <br /> <br />Chairperson Nixt asked if the revised landscape plan was acceptable. <br /> <br />Associate Plam~er Geisler stated Staff has not yet reviewed the revised plan, however it is <br />available. <br /> <br />Commissioner Brauer asked if the applicant was okay with the utility agreement. <br /> <br />Mr. Johnson stated he is. He indicated they were to close on the property in September, so <br />October or November would be okay. <br /> <br />Chairperson Nixt stated he remembered that Pleasuretand had their pond in back, and the fence <br />was requested because of that. He stated if there is supposed to be a 50 foot bufferyard, and the <br />building is only 35 feet from the property line, how Staff proposes they get the 50 feet. <br /> <br />Mr. Johnson indicated the septic area is gone. He stated he would like to see a fence <br />recommended because if he has to extend the parking area there will be fewer issues. <br /> <br />Chairperson Nixt asked if the fence gives them relief from the plantings. <br /> <br />Associate Planner Geisler stated it gives them a 10% break.
