Provide <br /> Inverts and top of casting elevations ~br all sanitary structures and co~mections. <br />· Separate 6" water services will be required tbr each building. Stubs were provided in Ebony <br /> Street. <br />· A fire hydrant will be reqitired at the east end of the area between the buildings. <br /> <br />Setbacks: City Code stipulates a 35 fi'ont yard, 25 rear yard, and 25 side yard setback building <br />setback. City Code also establishes a 20 foot impervious surface setback along all public streets. The <br />site plan is exceeding all required setbacks. <br /> <br />Landscaping: City Code requires one (1) tree per every fifty.(50) lineal feet of site perimeter or 1,000 <br />square feet of building coverage, whichever is greater, be planted throughout the site. City Code also <br />requires that no less than 25% of the trees planted be deciduous and no less than 25% coniferous. <br />Furthermore, City Code requires that no more thm~ 25% of the trees planted consist of ornamental <br />trees. Parking lot landscaping is also required, one (1) tree per every ten (10) parking stalls. In <br />addition to the tree requirements, C~ty Code also states that one (1) shrub per every thirty (30) lineal <br />feet of site perimeter or 300 square feet of building coverage, whichever is greater, be planted. <br /> <br />The total building coverage on the property is 54,400 square feet, which equates to a minimum of fifty- <br />tbur (54)_ trees and 181 shrubs needing to be installed. Of the trees, a minimum of fourteen (14) should <br />be installed along Ebony St to satisfy the public road frontage planting requirement (one tree per 35 <br />feet of public road frontage). The parking lot landscaping trees shall be planted within the parking lot <br />in islands or immediately adjacent to the parking stalls and must consist of at least seven (7) additional <br />overstory trees. The remaining trees can be planted throughout the property. <br /> <br />The cutxent landscaping plan calls for a total of forty-nine (49) trees and 177 shn~bs being installed. <br />The sizes and species indicated in the species palette meet the minimum standards specified in City <br />Code. Both the public road frontage planting requirements as well as the parking lot landscaping <br />requirements are being satisfied. However, there should be an additional fbur (4) stn'ubs and five (5) <br />trees incorporated into the plan to satisfy the overatl requirements of City Code. <br /> <br />There are a couple of points of concern regarding the general location of street trees. First, no trees can <br />be planted within thirty-f/ye (35) feet of the back of curb of any intersecting street. This is something <br />that will require attention in the field when the trees are installed. Additionally, no tree shall be planted <br />within fiikeen (15) feet of a hydrant. Ill a conflict does exist, the spacing of the trees may need to be <br />adjusted or a tree(s) may need to be eliminated fi'om the planting schedule. If the latter is necessary, <br />the City must be inibrmed of the changes prior to any 5york being conducted. <br /> <br />A revised landscaping plan needs to be submitted. The revised plan should [nc'inde the additional trees <br />and shrubs required under City Code. Furthermore, a survey of existing vegetation on the site should <br />aiso be included. At a minimmn, the survey should indicate species, size and the status of each tree. If <br />there are trees on the site, which are deemed to be significant, that will be preserved, they could satisfy <br />the planting requirements.
