The Comprehensive Plan calls for the continued development of rural residential housing on <br />those remaining vacant tracts. Alternative development techniques such as conservation <br />subdivision are atso options in the rural area and have been used to a lesser extent. A recent <br />example of this in Inver Grove Heights is. Marianna Ranch. The parcel totals 145 acres, 69 of <br />those are dedicated to the City for open space. The developed portion includes 63' homesites on <br />66 acres. The market for this ,type of development is very. strong. Two other recently platted <br />conservation subdivision projects, Vez Valley and Anrfistone Ranch, are under development <br />(Figure 6). Conservation subdivision desig-n will continue to be a development alternative in this <br />area, especially for the market segznent that desires dements of open space and rural feel in close <br />proximity to urban services. <br /> <br />Figure d.
