The Comprehensive Plan calls for the continued development of rural residential housing on <br />those remahfing vacant tracts. Alternative development techniques such as conservation <br />subdivision are also options in the rural area and have been used to a lesser extent, A recent <br />example of this in Inver Grove Heights is. Marianna Ranch. The parcel totals 145 acres, 69 of <br />those are dedicated to the City for open space. The developed portion includes 63 homesites on <br />66 acres. The market for this type of development is very strong. Two other recently platted <br />conservation subdivision projects, Vez Valley and Annistone Ranch, are under development <br />(Figure 6). Conservation subdivision design will continue to be a development alternative in tltis <br />area, especially tbr the market segment that desires elements of open space and rural feel in close <br />proximity to urban services. <br /> <br />Figure ~.
