By: Anne Norris, (k~rmunity Develolm~ent Director Background: Construction Consultantg~ rep~esenting Blue Max, Inc., is requesting a conditional use penn, it to constr~lct and operate a 10,000 square foot facility on Lot 3, Block 5, Alpaca Estate.~ The facility is to be used for manufacturing and retail sales o~ canvas oover~ ~nd other related materials. The applicant has stated that aIyproximately 1/~ of the structure will be used for offices and retail space. The s~lbject prope~;'ty is located in the B-1 Business District. Offices and retail space are ~mitted uses in this district, however, manufacturing is not permj, tte~. The applicant's neighbor, Sleep Easy Mattress Company, has air, lied for and obt~irled a conditional use permit to manufacture mattresses in the b-1 Bus, ness District. Construction ConsuJ rants, representing Blue Max, Inc., is also requesting site plan review of the proposed off~ce/retail/manufacturing facility. The structure is proposed to ~ o~ concrete block construction with decorative block facade and f~nish.
