That the subject proper~y is generally known as 7950 Riverdale Road <br />N.W. and is ].~a~ly described as follows: <br /> <br />Lot 3~ Block 5~ A].p:~c~3 Estates, Anoka County, Minnesota <br /> <br />4. That the subject proper~y is located in the B-1 Business District and <br />permitted uses include retail, business offices, wholesale, etc. <br /> <br />5. That the Applicant is pro?~sing to construct a 10,000 square foot facility <br />to be used for office, retail ~d manufacturing of canvas covers. <br /> <br />6. The Appli~unt is req~sti:,~g a conditional use permit for a manufacturing <br />operation frc~,~ the subje{~: pr,.)~rty. <br /> <br />7. That the Applicant is ~o[~sing to utilize at least 3,000 square feet <br />of the propo~d structure for retail and office space. <br /> <br />8. ~nat the office and retai~ space is a permitted use in the B-1 Business <br />District° <br /> <br />9. That the adjoining proper',~ies are zoned B-1 Business. <br /> <br />10. That the proposed use wJ!.][ not significantly increase traffic into the <br />area. <br /> <br />11. That the p~'oposed use wil[i, not be dangerous or detrimental to persons <br />residing or working in the vi~,inity of the proposed use. <br /> <br />12. That the proposed use wi].[i~ not substantially or adversely impair the <br />use, enjoymen~'. or market value of surrounding properties in the B-1 <br />Business District~. <br /> <br />13.
