The projected highwater is estimated to be 885 <br />to 885.5 depending on the elevation of the overflow to the C.S.A.H. <br />No. 5. Mro Gust has agreed to place all building pads at an <br />elevation 'to provide adequate flood protection. (See the attached <br />drainage report by Key Gust dated 2/23/87.) <br /> <br />On February 24, 1987, t~he City Council ordered a feasiblityto <br />upgrade 167th Avenue to Municipal State Aid Standards. Therefore, <br />Lot 5, Block 2 would cequire a variance for access to .167th. The <br />minimum building setback line along 167th Avenue must be increased <br />to 110 feet from centerline to be in conformence with the City <br />Code. A hearing for the improvement of 167thAvenue is expected to <br />be scheduled in April 1987. <br /> <br />I would recommend apD.rovai of the preliminary plat contingent on <br />the following items: <br /> <br />A grading plan be provided showing the proposed pond overflow <br />elevation and ~roposed building pad elevations. <br /> <br />A variance is ~ranted to Lot 5, Block 2 or the arrangement of <br />lots is changed to be in conformance with the City Code. <br /> <br />222NionroeStre~ <br />Ano~Niinneso~ 55303 <br /> <br />612/427-5860 <br /> <br />~ G.
