10 Minutes CASE ~7: <br /> <br />~EQUEST FOR PRELIMINARY PLAT APPROVAL OF BOSER'S E~ERGREEN ESTATES; <br /> CASE OF h~R. MEL BOSER <br /> By: Anne Norris, Community Development Director <br /> <br />Background: <br /> <br />Mr. Mel Boser is proposing to plat a 20 acre parcel on the east side of <br />Variolite Street NW, north of 171st Avenue NW. The plat consists of six lots <br />and includes the construction of Sapphire Street NW extending from Variolite <br />Street NW up to the northerly boundary of Mr. Boser's parcel. Five of the lots <br />will front on Sapphire Street NW; however, Lot 1, Block 1 will require a <br />variance for access on to Variolite Street NW (an MSA street). Some of the <br />individual lots are less than 2.5 acres in size; however, the average lot size <br />in the proposed plat is 2.8 acres. The subject property is located in the R-1R <br />Residential District; the minimum lot size is 2.5 acres. <br /> <br />Enclosed are the following items for your information: <br /> <br />a) Site location map <br />b) Proposed preliminary plat <br />c) Proposed grading and drainage plan <br />d) Letter from City Engineer Raatikka dated June 2, 1987 <br />e) Letter from Mr. John Stine, DNR, dated June 11, 1987 <br /> <br />Observations: <br /> <br />The Planning and Zoning Commission conducted a public hearing on this plat on <br />June 2, 1987. The Commission recommended approval of Mr. Boser's plat with <br />variances for the following: <br /> <br />a) Length of cul-de-sac; <br />b) Access for Lot 1, Block 1 on to Variolite Street NW; <br />c) Soil borings for lots in Block 1; and <br />d) Lot sizes in Block 1. <br /> <br />Recommendation: <br /> <br />Council Action: <br /> <br />Motion to: <br />Approve/deny Mr. Mel Boser's request for preliminary plat approval of <br />Boser's Evergreen Estates. <br /> <br />Review Checklist: <br /> <br />Administrator <br />Attorney <br />Engineer <br />Community Development Director <br /> <br />Chief of Police <br />Finance Officer <br />Public Works Superintendent <br />Planning and Zoning Commission <br /> <br />X <br /> <br /> <br />
