5 Minutes CASE ~8: <br /> <br />REQUEST FOR PRELIMINARY PLAT APPROVAL OF PINE COVE; <br />CASE OF MR. GILBERT MENKVELD <br /> By: Anne Norris, Community Development Director <br /> <br />Background: <br /> <br />Mr. Gilbert Menkveld is requesting preliminary plat approval of his proposed <br />plat of the 16 acres located northeast of the intersection of County Road #63 <br />and Variolite Street NW. Mr. Menkveld is proposing six lots averaging 2.5 <br />acres in size and the construction of Sapphire Street NW through the entire <br />parcel. Ail lots will access on to Sapphire Street NW; no lots will access <br />directly on to County Road 463. The subject property is located in the R-1R <br />Residential District; the minimum lot size is 2.5 acres. <br /> <br />Enclosed are the following items for your information: <br /> <br />a) Site location map <br />b) Proposed preliminary plat <br />c) Proposed grading plan <br />d) Letter from City Engineer Raatikka dated June 2, 1987 <br /> <br />Observations: <br /> <br />The Planning and Zoning Commission conducted a public hearing on the plat on <br />June 2, 1987. The Commission recommeded approval of the plat contingent <br />upon: <br /> <br />a) Reconfiguring Lots 1 and 2, Block 2 to allow for additional frontage <br /> for Lot 1 on Sapphire Street 5~; and <br />b) Providing a 66 foot easement between Lots 2 and 3, Block 2 for a <br /> future roadway to the east. <br /> <br />These revisions are shown on the proposed plat. <br /> <br />The Commission also recommended that a variance be granted to the length of <br />the cul-de-sac and to the lot size for Lot 2, Block 2. <br /> <br />Recommendation: <br /> <br />Council Action: <br /> <br />Motion to: <br />Approve/deny Mr. Gilbert Menkveld's request for preliminary plat approval <br />of Pine Cove. <br /> <br />Review Checklist: <br /> <br />Administrator <br />Attorney <br />Engineer <br />Community Development Director <br /> <br />Chief of Police <br />Finance Officer <br />Public Works Superintendent <br />Planning and Zoning Commission X <br /> <br /> <br />
