10 Minutes CASE $11:

PUBLIC WORKS SITE (RAUDIO PROPERTY)
By: Pete Raatikka, City Engineer

Background:

At the May 12, 1987 Council meeting, City Council directed City Staff and the
Road and Bridge Committee to research the possibility of trading 2-1/2 acres of
Industrial property at 149th Avenue NW and Ramsey Blvd. NW for the existing
Public Works site. The Road and Bridge Committee met on June 9, 1987 with Mr.
Art Raudio and reached the following conclusions:

a) The City should obtain approximately ten acres to meet future needs of
the Public Works Department;
b) The existing Public Works site has approximately 0.67 acres and an
estimated value of $50,000;
c) Mr. Raudio has stated he will sell approximately ten acres to the City
for $5,000 per acre with the agreement of obtaining part of the dirt
off the site.

Mr. Raudio has indicated he would not trade his property based on the City's
estimated market value. He is willing to sell his property to the City and
accept the City's existing site as partial payment in the future. This would
allow the City to market their property at a higher value to the public.

Enclosed are maps showing four alternative sites the City could purchase.

Recommendation:

The Road and Bridge Committee will meet prior to the Council meeting and make
a recommendation at the meeting. Council action will be subject to the
recommendation of the Road and Bridge Committee.

Review Checklist:

Administrator
Attorney
Engineer
Community Development Director

Chief of Police
Finance Officer
Public Works Superintendent
Other
