- 8 - <br /> <br />No business, trade, occupation or profession of any <br />kind, whether carried on for profit or otherwise, shall <br />be conducted, maintained or permitted in any house. <br />This restriction, however, shall not be deemed to <br />prohibit an Owner or Occupant from maintaining his <br />personal professional library therein or keeping his <br />personal business or professional records or accounts <br />therein, or handling his personal business by telephone <br />or correspondece therefrom, or such other uses <br />incidental to the Owner or Occupants' business which do <br />not involve business activity. <br /> <br />No alteration or improvement, of any type, temporary or <br />permanent shall be made or caused or suffered to be made <br />by an Owner or Occupant on the exterior of any home <br />without the prior written authorization of the Board of <br />Directors, or a Design Review Committee appointed by <br />it. <br /> <br />In the event of damage to the Common Property caused by <br />the willful or negligent act of an Owner or Occupant, or <br />their guests, the Association shall have the right to <br />restore the Common Property to its prior condition and <br />assess the cost thereof against the Owner who violates, <br />or whose lessees or guests violate, such provisions, and <br />such cost shall become a lien upon the Owner's Lot and <br />shall be due and payable upon demand. <br /> <br />The entire lot shall remain in the control and ownership <br />of one party unless a lot split is approved by the City <br />of Ramsey. The northern 200 feet of each lot shall be <br />used exclusively for residential use only and the <br />remainder of the lot shall be used exclusively for <br />industrial/commercial uses only. <br /> <br />Each lot owner, prior to receiving a certificate of <br />occupancy for an industrial/commercial use shall plant <br />three (3) rows of coniferous trees between the <br />residential and industrial/commercial use on each lot, <br />the trees being planted so as to be a maximum of 12 feet <br />apart. Lot owners shall be responsible for the <br />perpetual care, maintenance and replacement, if <br />necessary, of all landscaping and screening required <br />herein, as well as any landscaping which may be required <br />as part of the site plan revie procees for the <br />industrial/commerical uses required by the City of <br />Ramsey. <br /> <br />No part of any lot shall be used or maintained as a <br />dumping ground for rubbish, trash, garbage, or other <br />waste. Garbage, rubbish and trash shall be stored only <br />in sanitary containers. <br /> <br />No noxious or offensive activity shall be carried on <br /> <br /> <br />
