- 11 - <br /> <br />Vo <br /> <br />No residence shall be constructed upon any lot <br />containing less than a minimum area of 1,040 square feet <br />on the ground floor (grade level), exclusive of garage, <br />except that a two-story residence shall contain a <br />minimum of square feet on the ground floor <br />(grade level) and square feet on the second <br />floor, exclusive of garage. A double garage containing <br />a minimum of 400 square feet shall be constructed with <br />each residence. <br /> <br />No certificate of occupancy shall be issued for an <br />industrial/commercial building until a building permit <br />has been issued for the house to be 'constructed on the <br />northern portion of the lot, and the house shall be <br />completed within six months of the date the certificate <br />of occupancy is issued for industrial/commercial <br />building. <br /> <br />Ail industrial/commercial uses shall be subject to the <br />City of Ramsey site plan review process as provided by <br />said City's Zoning Ordinance. <br /> <br />Ail signs shall be uniform in shape, color and size. <br />All signs must be 18" long by 72" wide and shall include <br />the business name and street number. The base of the <br />sign shall be five (5) feet above the ground. All signs <br />shall be of wood. The Declarant shall be responsible <br />for providing a prototype of the permitted sign. Owners <br />are responsible for properly maintaining their sign. <br />Signs shall be located on the common driveway easement <br />and shall not be permitted on the street right-of-way. <br />Signs shall be located five (5) feet from the public <br />right-of-way line and within five (5) feet of the common <br />driveway right-of-way. Signs may not ~be illuminated. <br /> <br />Ail commercial/industrial structures shall require site <br />plan review and approval by the City of Ramsey. This <br />requirement includes a site plan showing screening, <br />landscaping, access, parking, drainage, etc. <br /> <br />Any outside storage related to the commercial/industrial <br />activity shall be located only on the commercial/ <br />industrial portion of the lot. All outside storage <br />shall be reviewed and provided for during the site plan <br />review process and shall be screened in accordance with <br />the site plan directive. <br /> <br />No commercial/industrial use shall have more than ten <br />(10) employees per shift. <br /> <br /> <br />
