Hakanson <br />Anderson <br />Assoc.,Inc. <br /> <br />Engineers, Surveyors & <br />Landscape Architects <br /> <br />July 7, 1987 <br /> <br />Honorable Mayor and City Council <br />city of Ramsey <br />15153 Nowthen Blvd. <br />Ramsey, MN 55303 <br /> <br />Re: <br /> <br />Flintwood Hills 4th Addition <br />(P.U.D) <br /> <br />Dear Council Members: <br /> <br />We have reviewed the Flintwood Hills 4th Addition Planned Unit <br />Development (P.U.D.) and offer the following comments. <br /> <br />The propOsed plat consists of 12 residential lots and is the <br />third phase of the overall P.U.D. which was approved on May 24, <br />1984. <br /> <br />The density of the proposed plat has been reduced by 50 per <br />cent by replacing the quad lots with single family residential <br />lots. <br /> <br />Utilities for the proposed 4th Addition were installed at the <br />time the 2nd and 3rd Additions were developed to accomodate the <br />quad lots. The area up to 142nd Lane N.W. was previously <br />assessed and the area north of 142nd Lane N.W. is proposed to be <br />assessed in the near future. <br /> <br />The grading plan for the proposed plat was also prepared for <br />quad lots. <br /> <br />We would recommend approval of the plat contingent on the following <br />conditions: <br /> <br />The grading plan be revised to accomodate the single family <br />residential lots. <br /> <br />The setback on Dysprosium Street be increased from the 30 feet <br />to at least 40 feet for Lots 1 - 10 and from 20 feet to 25 <br />feet for the side yard setback on Lot 11. <br /> <br />22_2 Monroe Street <br />Anoka, Minnesota 55303 <br /> <br />61Z/427-5860 <br /> <br />Eugene ].
