CITY OF RA~S~ <br /> ANOKA COUNTY, MINNESOTA <br /> <br />PROPOSED DEVELOPME~T AGREEMENT <br /> <br /> FLINTWOOD HILLS 4TH ADDITION <br /> PLKNNED UNIT DEVELOPMENT <br /> <br /> THIS AGREEMENT, made and entered into on this day of <br />.... , 1987, by and between the CITY OF RAMSE¥~."a <br />municipal corporation of the State of Minnesota (hereinafter the <br />"City"), and the owners and subdividers identified in paragraph <br />11 herein (hereinafter called the "Developers"). <br /> <br />WITNESSETH: <br /> <br /> WHEREAS, the Developers are the Contract for De'ed purchasers <br />of the property referred to as the "subject property" and is <br />described as follows: <br /> <br />Outlot A, FLINTWOOD HILLS 2ND ADDITION, Anoka County, <br />Minnesota. <br /> <br />hereinafter "subject property", and <br /> <br /> WHEREAS, N.D.H., Inc., a Minnesota corporation, is the fee <br />owner of the subject property; and <br /> <br /> WHEREAS, the City has approved the plat, of the subject <br />property which plat is known as FLINTWOOD HILLS 4TH ADDITION, <br />which plat has been approved by the City as a Planned Unit <br />Development (PUD), and is hereafter referred to as "the plat". <br /> <br /> WHEREAS, City Code Section 170.039B define "Stage I" <br />Improvements and "Stage II" Improvements which definition is used <br />herein when reference is made to "Stage I" and "Stage II" <br />Improvements; and <br /> <br /> WHEREAS, the City by its. improvement projects #84-1, #84-12, <br />#84- 13, #84-18 and #85-15 has installed the required "Stage I" <br />improvements and assessed the cost of the same against the <br />subject property; and <br /> <br /> WHEREAS, the original City assessment levied against the <br />subject property for improvement projects ~84-1, ~84-12, ~84-13, <br />#84-18 and #85-15 was $ ' ' . .__; and <br /> <br /> WHEREAS, the original assessment has been reduced by <br />installments paid With real estate taxes due in 1986; and <br /> <br /> WHEREAS, the City requires that the balance of the <br />assessments, $ -.__, which is the balance as of <br /> , be spread against the twelve lots to be created by the <br />plat. <br /> <br /> <br />
