10 Minutes CASE #7: <br /> <br />REQUEST FOR P~ELIMINARY PLAT APPROVAL OF <br />PINEVIEW ESTATES SECOND ADDITION PLANNED UNIT DEYELOPMENT; <br /> CASE OF MR. ART RAUDI0 AND MR. GILBERT MENKVELD <br /> By: Anne Norris, Community Development Director <br /> <br />Background: <br /> <br />Mr. Gilbert Menkveld and Mr. Art Raudio are proposing a planned unit <br />development (P.U.D.) to be located on the south side of 149th Avenue NW, west <br />of County Road No. 56. The P.U.D. consists of ten lots, approximately ~-1/2 <br />acres each, to be used for a combination of residential and commercial/ <br />industrial uses, specifically for home occupations. <br /> <br />Enclosed are the following items for your information: <br /> <br />a) Site location map <br />b) Proposed plat <br />c) Revised grading plan <br /> d) Letter from City Engineer Raatikka dated April 16, 1987 <br /> e) Letter from Mr. John Stine, DNR, dated June 26, 1987 <br /> f) Proposed covenants <br /> <br />Observations: <br /> <br />As you recall, the City Council reviewed the proposed P.U.D. and covenants on <br />May 28, 1987 and granted preliminary approval to the plat contingent on <br />revisions to the covenants. The Council requested revisions to address the <br />following issues: signage in the P.U.D., performance standards, restricted <br />commercial/industrial uses, maintenance of yards, conditions for development, <br />etc. <br /> <br />The Council also noted that at the time the revised covenants were brought back <br />to the Council, they may discuss additional restrictions (mailboxes, sign size, <br />etc.) for the P.U.D. <br /> <br />Recommendation: <br /> <br />Council action will be based on your discussion. <br /> <br />Review Checklist: <br /> <br />Administrator .X <br />Attorney X <br />Engineer % <br />Community Development Director ~ <br />Department of Natural Resources ~ <br /> <br />Chief of Police <br />Finance Officer <br />Public Works Superintendent <br />Park and Recreation Commission <br />Planning and Zoning Commission <br /> <br />X, <br /> <br /> <br />
