CASE #3 : <br />REQUEST FOR FINAL PLAT APPROVAL OF PINEVIEW ESTATES <br />2ND ADDITION AND ADOPT ORDINANCE REZONING PROPERTY <br />FROM I-1 INDUSTRIAL TO P.U.D. PLANNED UNIT DEVELOPMENT; <br />CASE OF MR. GILBERT MENRVELD AND MR. ART RAUDIO <br />By: Anne Norris, Community Development Director <br />Bill Goodrich, City Attorney <br />Background: <br />Mr. Gilbert Menkveld and Mr. Art Raudio are requesting final plat approval of <br />their proposed planned unit development (PUD) to be located on the south side <br />of 149th Avenue NW west of County Road No. 56. The PUD consists of ten lots <br />(approximately 2-1/2 acres each) to be used for a combination of residential <br />and commercial/industrial uses, specifically for home occupations. <br />Enclosed are the following items for your information: <br />a) Site location map <br />b) Proposed preliminary plat <br />c) Revised grading plan <br />d) Letter from City Engineer Raatikka dated April 16, 1987 <br />e) Letter from Mr. John Stine, DNR, dated June 26, 1987 <br />f) Ordinance rezoning property <br />A copy of the final plat, the resolution approving the final plat and proposed <br />development agreement will be available at the meeting. <br />Observations: <br />City Council reviewed the proposed PUD and covenants on May 28, 1987 and <br />granted preliminary approval to the plat contingent upon revisions to the <br />covenants. <br />The Planning and Zoning Commission held a public hearing on the PUD and <br />proposed rezoning on April 7, 1987.
