Hakanson <br />Anderson <br />Assoc., Inc. <br />April 16, 1987 <br />Mr. Kenneth Peterson, Chairman <br />Ramsey Planning & Zoning Commission <br />City of Ramsey <br />15153 Nowthen Boulevard N.W. <br />Ramsey, MN 55303 <br />Re: Preliminary Plat <br />Pineview Estates 2nd Addition <br />Dear Mr. Peterson: <br />r-rigineers, Surveyors & <br />Landscape Architects <br />We have reviewed the above referenced planned unit development in <br />conjunction with City Code Chapters 170.016 and 170.03 and offer <br />the following comments: <br />1. The proposed plat consists of 10 dual purpose lots with a <br />minimum area of 2.36 acres per lot excluding the street. The <br />overall density including street is one lot per 2.53 acres. <br />The proposed lost width is 165 feet which is 35 feet less than <br />the required width for industrial and residential zoning. <br />2. In review of the rewired plat data in City Code 170.037 and <br />170.016K, the proposed plat lacked the following information: <br />a. Soil borings, soil classification of the surface soils, <br />water -able and suitability of soils for the development. <br />b. Elevations of the proposed buildings, identifying exterior <br />treatment, materials to be used and paint color. <br />C. Landscape plan. <br />3. in review of the Anoka County Soil Survey, the soils in the <br />plat consists of Hubbard coarse sand and marsh. Hubbard coarse <br />sand is a Class I soil suitable for on -site systems. However, <br />the marsh areas on Lots 4-8 should be restricted from building. <br />The developer is proposing to fill the marsh area on Lot 10. <br />Any building rem iring a wastewater disposal s3-stem should be <br />required to meet the requirements for Class I soils in the <br />protective covenants. <br />222 Monroe Street <br />Anoka, Minnesota 55303 <br />,;2 427-586-0 <br />Lugene j.
