b. Lessee is responsible for providing hazard insurance for the insurable <br />value of the property. <br />5. Security Deposit <br />Lessee is responsible for providing a security deposit in the amount of one month <br />base rent upon entering a lease with the City. <br />6. Demolition Deposit <br />Several City -owned properties available for lease are needed for future <br />improvements to U.S. Highway 10. In many cases, said properties are needed for <br />full acquisition or full use. When the City leases said parcels, the Tenant must <br />provide the City with a deposit covering 100 percent of the estimated cost to <br />demolish and clean up all improvements made to the City -owned property during <br />the rental period. <br />7. Late Fee <br />Lessee shall pay a late fee to Landlord of $50.00 each time the rent is not paid by <br />the first day of each month when due plus $10.00 per day after the 1st day of the <br />month the rent is not paid up to a maximum late fee of $100.00 per month. <br />8. Utilities <br />a. Municipal Utilities <br />Municipal utility bills shall not be considered a fixed cost for the Landlord <br />and shall not be included in the calculation of base rent. The Tenant shall be <br />responsible for payment of all applicable municipal utility bills in addition to <br />base rent. Examples include storm water, sewer, water, etc. <br />b. Service Utilities <br />Service utility bills shall not be considered a fixed cost for the Landlord and <br />shall not be included in the calculation of base rent. The Tenant shall be <br />responsible for payment of all applicable service utility bills in addition to <br />base rent. Examples include electricity, natural gas, cable, internet, garbage, <br />etc. <br />9. Political Signage <br />Lessee shall under no circumstance be allowed to post any political signage <br />or marketing materials on City -owned property. <br />10. Designated Access Requirement <br />Several City -owned properties available for lease are located along U.S. <br />Highway 10, with direct access to U.S. Highway 10. Tenant and all affiliates <br />must use only the business, primary U.S. Highway 10 access point. Under no <br />circumstance, including staging or deliver of product, can Tenants or their <br />affiliates use a new or previous U.S. Highway 10 access. <br />Policy for Leasing City Owned Land Page 3 of 4 <br />
