Density Bonus <br />Density bonuses are a zoning tool that permits developers to build more housing units, <br />taller buildings, or more floor space than normally allowed in exchange for a defined public <br />benefit, such as a specified number or percentage of affordable units included in the <br />development. <br />Developer <br />A developer is an individual that builds on land with the intention of increasing its value and <br />usefulness. The developer may bean individual, but iooften apartnership oracorporation. <br />Developers may continue to lease and manage their properties or sell them after they are <br />[)i8GdVGDtGged BU8iDe88 Enterprise (DBE) Program <br />The Council receives funding for projects andprocurernentofrornoevera|oourceo,inc|udin8 <br />federal funding from the United States Department of Transportation (US DOI) and the <br />Environmental Protection Agency (EPA). Both the US DOT and the EPA require their fund <br />recipients to have a [}BE Program. Under the [}BE prograrn, prime contractors subcontract <br />project work to [}BE firms. Achievements are measured by the percent of contract dollars <br />subcontracted toDBE firms. <br />Due Diligence <br />An analysis that includes reviewing all financial and legal records, title, or history of a <br />property that is being considered for purchase by a potential buyer. Sellers of property, <br />finance providers, and investors also typically perform a due diligence analysis on a buyer's <br />orborrower's capacity toacquire the property. Due diligence helps parties analyze and <br />minimize risks in a development project. <br />Emergency Loan Program <br />This Minnesota Housing program provides azero intereat, deferred, and forgivable loan for <br />extremely |0vv-inc0rne homeowners for basic improvements that directly affect the safety of <br />the home and health of its inhabitants.
