After accounting for the movement (migration) of seniors between different submarkets, <br />total excess demand for senior housing by submarket in 2020 is calculated as follows: <br />• Southern Leg = 1,415 units (32%) <br />• Blaine, Circle Pines, & Lexington = 845 units (19%) <br />• Coon Rapids = 760 units (17%) <br />• Anoka = 475 units (11%) <br />• Andover = 345 units (8%) <br />• Ramsey = 320 units (7%) <br />• Lino Lakes & Centerville = 245 units (6%) <br />Total = 4,405 units <br />13. With the growing senior population, some submarkets (namely East Bethel & Bethel and <br />Ham Lake) will be able to capture a greater share of seniors by the mid -decade and <br />therefore may be able to support senior housing communities. <br />14.
