ANOKA COUNTY HOUSING STUDY DEMOGRAPHIC ANALYSIS <br />• Residential construction activity peaked in 2004 with 3,330 units permitted but has since <br />decreased annually. Last year (2009) marks a nine-year low with just over 500 permitted <br />units. Townhomes accounted for 27.5% of total permitted <br />units, followed by multifamily units (12.5%) and du-/tri-/quad-plex units (0.5%) <br />• Consistent with household growth trends (Table A-1), the following submarkets led activity <br />in the County: <br />o Blaine, Circle Pines, & Lexington - 5,725 units, 32.8% of the County <br />o Ramsey - 2,272 units, 13.0% of the County <br />o Coon Rapids - 1,642 units, 9.4% of the County <br />o Andover - 1,591 units, 9.1% of the County <br />Tables A-3 and A-4: Population Ate Distribution Trends <br />• For Anoka County overall, growth is forecast to be relatively steady in the younger age <br />cohorts (cohorts under age 44), decline slightly in middle age (age 45 to 54), and increase <br />substantially in senior aged cohorts. The aging of the baby boomer generation is a key trend <br />impacting Anoka County, which will drive demand for senior -specific housing products in <br />the next decade and beyond. <br />• Over the last decade, Anoka County added about 22,640 people age 55 and older, which <br />equates to growth in this age segment of +50.6%. In comparison, the population overall <br />increased by 46,060 people (+15.4%), which illuminates the rapidly aging population base in <br />the County. <br />MAXFIELD RESEARCH INC. 9 <br />
