PLANNING COMMISSION BUSINESS <br /> <br />1. Good Value Homes Special Use Request - Mfg. B-1 Zoning <br /> <br />Chairman Peterson said if Good Value Homes wanted to go with an addition on <br />the existing building, the city would require a site plan and it would <br />have to go before the Board of Adjustment. Also, there would have to be <br />a sign that would meet the city's sign ordinance requirements. He asked <br />if they would be looking at outside storage. <br /> <br />A representative of Good Value Homessaid there would be some storage outside. <br /> <br />Ben Deemer said he felt the people who are using should be the ones applying <br />for the conditional use permit. <br /> <br />City Administrator Schnelle said any lease agreement should be approved by <br />the commission. <br /> <br />Ben Deemer said this conditional use permit should be included in any <br />lease agreement. He expressed concern that the people who would be running <br />the business were not at the meeting. <br /> <br />Motion by Ben Deemer and seconded by Harry Ellis to recommend to City <br />Council that a Conditional Use Permit be issued to Good Value Homes to <br />manufacture in a B-1 zone on the following conditions: <br /> <br />1. There would have to be a sign that would meet the city's sign <br /> ordinance. <br /> <br />2. Conditional Use Permit should be part of the lease agreement. <br /> <br />3. The display area should be limited to 30' out on the south end of <br /> the building. <br /> <br />The outside storage area should be restricted to the back <br />of the building (north of the building). <br /> <br />It would be subject to review in one (1) year. <br /> <br />A Site Plan showing parking areas would be required. <br /> <br />There would be no display or parking within 50' of the edge of <br />the blacktop. ~,'~ <br /> <br />Motion carried. 5-0. <br /> <br />2. Conditional Use Permit for a Gift Shop; Case of Edith Cornelius <br /> <br />Chairman Peterson asked Ms. Cornelius where the family vehicles would be <br />parked and how many vehicles her family had. <br /> <br />Ms. Cornelius said they had two garages.
