PROPOSED FINDINGS OF FACT <br /> BRIAI~ JEROME WENDT <br /> <br />1. That Mr. Brian Jerome Wendt, hereinafter referred to as "Applicant", <br />has applied for a conditional use permit to operate a glass installation <br />business from his home in the R-iR Rural Residential district. <br /> <br />2. That the Applicant's request was presented to the Ramsey Planning and <br />Zoning Commission for a public hearing pursuant to Section 170.013G of the <br />Ramsey City Code on October 6, 1987 and that said public hearing was <br />properly advertised and that the minutes of said public hearing are hereby <br />incorporated as a part of these findings by reference. <br /> <br />3. That the subject property is generally known as 16863 Sodium Street <br />N.W. and is legally described as follows: <br /> <br />Lot 1, Block 4, Klemish and Flores Addition, Anoka County, Minnesota. <br /> <br />4. That the subject property is located in the R-iR Rural Residential <br />district and is approximately 1.6 acres in size. <br /> <br />5. That the Applicant is requesting a conditional use permit to operate a <br />glass installation business from his home on the subject property. <br /> <br />6. That the Applicant has stated that he has no employees working from his <br />business. <br /> <br />7. That the Applicant has stated that he stores one pick-up truck on the <br />subject property for the business. <br /> <br />8. That the Applicant has stated that the majority of his business is by <br />appointment. <br /> <br />9. That a glass installation business is not a permitted use in the R-1R <br />Rural Residential district. <br /> <br />10. That the adjacent properties are located in the R-iR Rural Residential <br />district. <br /> <br />11. That there are no other similar permitted conditional uses in the area. <br /> <br />12. That the proposed use will not increase traffic in the area. <br /> <br />13. That the proocsed use will not be unduly detrimental to persons living <br />in the area. <br /> <br />14. That the proposed use will not substantially impair the use or <br />enjoyment of surrounding properties. <br /> <br />15. That the proposed use will not be harmonious with the specific <br />objectives of the Comprehensive Plan. <br /> <br />16. That the proposed use will be operated and maintained so as to be <br />harmonious and appropriate in appearance with the general character of the <br />neighborhood. <br /> <br />17. That the proposed use will not be hazardous to neighboring uses. <br /> <br /> <br />
