PARKLAND DEDICATION FEE. The Developer shall pay the City's <br />required park dedication fee in accordance with the current City <br />Code requirements. <br /> <br />V. AKI.ANQE TO SAPPHIRE STREET N,W,. The Developer is granted a <br />variance to the length of the cul-de-sac of Sapphire Street N.W. <br />so that its length shall be as shown on the plans and <br />~pecifications attached hereto as Exhibit "A". <br /> <br />VARIANCE TO ACCESS ON MUNICIPAL STATE AID STREET. The Devloper <br />i~ granted a variance so that Lot 1, Block 1 may access directly <br />on to Variolite Street N.W,, a Municipal State Aid street. <br /> <br />6. VARIANCE TO LOT SIZES. The Developer ~s granted a variance to <br /> the minimum lot size requirements for all lots in Block 1. <br /> <br />7. VAR%ANC~ TO SOIL BORINGS. The Developer is granted a variance <br /> to requirements for soil borings for all lots in Block 1. <br /> <br />~RADING AND DRAI~AGE PLAN. The Developer shall comply with the <br />drainage and grading plans attached hereto and incorporated <br />herein as Exhibit "B", which plans shall be approved by the City <br />Engineer. <br /> <br />STAGE II IMPROVEMENTS. The Developer shall be required to <br />complete Stage II improvements (seal coating) as provided in <br />Section 170.03 of the City Code. In addition, the Developer shall <br />provide a financial guarantee to the City for these improvements. <br />This guarantee shall be in the form of an escrow or City approved <br />letter of credit in the amount of $ .
