PROPOSED DEVELOPF~NT PERMIT WILLIAM DUBATS 13820 EBOh~ S."T..~ET R.W. RAMSEY, MINNESOTA On , 1987, site plan approval was granted by the City of Ramsey to William Dubats to construct a self-service storage facility consisting of three buildings totalling approximately 18,400 square feet on the property at 13£20 Ebony Street N.W., which property is legally described as follows: Lot 1, Block 3, Riverside West, Anoka County, Minnesota This approval is issued pursuant to Section 170.017L of the Ramsey City Code. The conCitions of this approval are as follows: Tt.e structures shall be constructed as shown on the plans submitted to and approved by the City's Building Department. A certified site plan shall be required prior to the issuance of any building permit. No construction shall commence without proper approval and permitting by the City Building Official. 2. The structures shall be used for self-service storage facilities and office space related to the storage operation. All driveway areas and parking areas shall be surfaced with blacktop or concrete. This surfacing shall be completed within 120 days Of issuance of the building permit. In addition, an escrow guaranteeing the completion of this improvement shall be required. The amount of the escrow shall be based on 150% the City Engineer's estimate to complete such improvement. Landscaping shall be provided as shown on the site plan submitted. It is the responsibility of the property owner to maintain such landscaping. 5. All disturbed areas shall be restored with sod or seed. The site shall be graded in accordance with the specifications of the '+ Cz~y Engineer and so that drainage is in conformance with the grading and drainage plan for the plat of Riverside West. The exterior of the office area shall be constructed of break- off decorative concrete block. The remainder of the structures. shall be constructed of decorative, rock-faced bi~ock'~ excluding door areas. Ail buildings shall be constructed with frost footings or equivalent as approved by the Building 0 ....... a~ in accordance with applicable building codes. All lighting on the premises used to illuminate the structures and parking areas shall be arranged to deflect away from any adjoining property or public street. Bulbs emitting in excess of 3000 lumens (150 watts) shall be directed so that the bulb is not vi~ibi=_ f:-om cfi of ti=~ ?:oper:y wher~ such light source exists.
