REQUEST FOR SKETCR PLAN REVIEW; <br />CA~E OF MR. DICK CARSON <br /> <br />CASE #6: <br /> <br />Background: <br /> <br />Mr. Carson is requesting sketch plan review of his proposed subdivision of <br />Outlots M and N, Flintwood Hills 2nd Addition. Mr. Carson is proposing to <br />subdivide these outlots into three lots - one lot would be developed with a <br />5,000 square foot office building and the other lots would be developed <br />with multiple residential structures (one 4 unit building and one 6 unit <br />building). <br /> <br />Lot 3, proposed for office development, has sewer and water available to <br />it. Lots 1 and 2, proposed for multiple residential development, do not <br />presently have sewer and water available and would need such utilities <br />as part of City approval of the multiple residential development. In <br />addition, both commercial and multiple residential structures are subject <br />to the site plan review process. <br /> <br />Access to Lot 3 would be from Dysprosium Street N.W. and a common access to <br />Lots 1 and 2 would be provided from Industry Avenue N.W. <br /> <br />For your information, attached are the following items: <br /> <br />a) Site location map <br />b) Existing 0utlots M and N, Flintwood Hills 2nd Addition <br />c) Proposed sketch plan <br /> <br />As the proposed subdivision is bounded by single family residential <br />development, substantial buffer areas are required between the commercial <br />and multiple residential uses and the existing single family neighborhoods. <br /> <br />Recommendation: <br /> <br />Commission Action: <br /> <br />Will be based on your discussion. <br /> <br />Review Checklist: <br /> <br />Administrator <br />Attorney <br />Engineer <br />Community Development Director <br /> <br />X <br /> <br />Chief of Police <br />Finance Officer <br />Public Works Superintendent <br />Other <br /> <br /> <br />
