PROPOSED FiNDII~GS OF FACT <br />MR. BELL DUBATS <br /> <br />properly applied for a conditional u~e permit to construct a self-service <br />storage facility in the B-1 Business District. <br /> <br />2. ~at the Applicant appeared before the P!annizg and Zoning Commission <br />for a public hearing pursuant to Section 170.013D of the City Code on <br />October 27, 1987 and that said public hearing was properly advertised and <br />that the minutes of that public hearing ara hereby incorporated by <br />reference, <br /> <br />3. Nat ~he subject property is generally known as <br />and is legally described as follows: <br /> <br />Lot 1, Block 3, Riverside Wes:, ~oka County, Minnesota <br /> <br />4. ~%at :ha subject prcper=y is approximately 1.38 seres in size. <br /> <br />5. ?nat the subjec= proper=y is loca~ed in ~he B-! Busines~ Distric= and <br />is a!~o located in the Critical River ~¢erlay District. <br /> <br />6 ?aa~ the A=p!icant is propo~itg =o construc: a self-service <br />facility which will consist of three buildings totalling approximately <br />18,400 square fee~. <br /> <br />7. ~aat a storage facility is not a permitted use in the B-I Business <br /> <br />8. That the adjacenn properties are also located in the B-1 Business <br />District. <br /> <br />9. That immediately to the south of the subject property the Applicant <br />applied for and obtained a conditional use permit in 1986 to operate a <br />self-service storage facility. <br /> <br />10. That John Stine of the DNR has reviewed the Applicant's request and has <br />no objections to the proposed use. <br /> <br />11. That the proposed use will no~ significantly increase traffic into and <br />from the subject property. <br /> <br />12. That the proposed use will not be unduly dangerous or detrzmental to <br />the general welfare. <br /> <br />13. ~]at the proposed use will not substantially adversely impair the use <br />or enjoyment of adjacent properties. <br /> <br />14. That the proposed use will be designed, constructed and maintained so <br />as to be harmonious and appropriate in appearance with the intended <br />character of the B-i Business District. <br /> <br />15. That the proposed use will not change the essential character af the B- <br />i Business District. <br /> <br /> <br />
