Norris <br />Community Development Director <br /> <br />Regarding: Preliminary Plat of Tranby Terrace <br /> <br />Dear Anne: <br /> <br />VCe have reviewed the proposed plat for Tranby Terrace located on <br />County Road 83 (Armstrong Boulevard) at the intersection of 173rd <br />Avenue N.~V. and offer the following comments. <br /> <br />It is our recommendation that the access for Lot 3, Block 1 be to <br />Armstrong Boulevard and therefore the northerly boundary of the <br />property have the right of access dedicated to Anoka County. We <br />would also recommend that Lots 1 and 2, Block 1, have an area <br />dedicated for access along the common property line. This would <br />be to dedicate, perhaps, a 50 foot corridor on each side of the <br />common line in which the driveway for the property should access <br />the county highway. The remainder of the frontage, on the county <br />highway, should have the right of access dedicated to Anoka <br />County to prohibit multiple accesses for an individual lot from <br />being constructed in %he future. <br /> <br />The right of way as proposed is acceptable with 60 feet along <br />i73rd Avenue i~.~. and only $3 £eet along Armstrong Boulevard. <br />is our understanding ~ha~ *' =~n~ ~_~ce~ of Armstrong Boulevard will <br />revert to the City after reconstruction of the ~v..~ a!i~m~ ~ <br />CR 83. <br /> <br />Thank you for ~he opportunity ~o commCn* and ~= <br /> ........ ~ you should have <br />any ques;ions, please feel ¢r¢¢ to contac~ m= <br /> <br />Sincerely, <br /> <br />¥~illiam A.
