CASE #1:

REQUEST FOR PP~ELIMINARY APPROVAL OF MINOR SUBDIVISION;
CASE OF MR. GARNETT PETTERSEN
By: Community Development Director Anne Norris

Background:

As you recall, Mr. Pettersen appeared before the Commission requesting
approval of a metes and bounds subdivision to reconfigure two parcels. At
that time, the Commission recommended that Mr. Pettersen proceed with a
minor subdivision of his property in order to reconfigure the two
parcels.

Each proposed lot is at least 2.5 acres; access to Lot 1, Block ! will be
provided by a private driveway easement across the northern boundary of Lot
2, Block 1.

For your information, enclosed are the following items:

a) Site location map
b) Existing parcels
c) Proposed plat

Observations:

At the last meeting, Commissioner Hendriksen commented that the driveway
easement and a power easement should be noted on the plat. According to
Anoka County, the private driveway easement should be recorded by a
separate deed rather than on the plat and there is no power easement across
Mr. Pettersen's property that is recorded with Anoka County.

Recommendation:

Commission Action:

Motion to:
Recommend approval/denial of Mr. Pettersen's minor subdivision.

Review Checklist:

Administrator
Attorney
Engineer
Community Development Director

X
X

Chief of Police
Finance Officer
Public Works Superintendent
Other
