CASE $4: <br /> <br />REQUEST FOR PRELIMINARY PLAT APPROVAL OF RIVER'S BEND PLAZA <br />2ND ADDITION; CASE OF RAMSEY CENTER PARTNERSHIP AND OXBOW PROPERTIES <br /> By: Community Development Director Anne Norris <br /> <br />Background: <br /> <br />Ramsey Center Partnership and Oxbow Properties are requesting sketch plan <br />review and preliminary plat approval of River's Bend Plaza 2nd Addition. <br />This plat is located east of St. Francis Boulevard, north of 142nd Avenue <br />N.W. The plat consists of one commercial lot approximately one acre in <br />size. <br /> <br />For your information, enclosed are the following items: <br /> <br />a) Site location map <br />b) Public hearing notice <br />c) Properties notified <br />d) Proposed plat <br /> <br />Comments from the City Engineer will be available at the meeting. <br /> <br />Observations: <br /> <br />As the plat is located on State Highway 47, the plat has been sent to MnDOT <br />for their review and comment. Evan Green, District Engineer, has <br />recommended that the plat not access from State Highway 47, but rather, <br />that access be from 142nd Avenue N.W. <br /> <br />The Anoka County Highway Deparment has also reviewed the plat and has no <br />recommendations as the plat is not located on a County road. <br /> <br />John Stine, DNR, has reviewed the plat and commented that he has no problem <br />with the plat; however, he wants to review the site and building plans <br />prior to issuance of a building permit. <br /> <br />Recommendation: <br /> <br />Commission Action: <br /> <br />Motion to: <br />Recommend approval/denial of the preliminary plat of River's Bend <br />Plaza 2nd Addition. <br /> <br />Review Checklist: <br /> <br />Administrator <br />Attorney <br />Engineer X <br />Community Development Director X <br />MnDOT X <br /> <br />Chief of Police <br />Finance Officer <br />Public Works Superintendent <br />Anoka County X <br />DNR X <br /> <br /> <br />
