CASE #2: <br /> <br />REQUEST FOR PRELIMINARY PLAT APPROVAL OF FORD BROOK ESTATES <br /> 3RD ADDITION; CASE OF ME. GERALD BAUER <br /> By: Community Development Director Anne Norris <br /> <br />Background: <br /> <br />Mr. Gerald Bauer is requesting preliminary plat approval of his proposed <br />subdivision located north of Cry. Rd. #7 and east of the existing Ford <br />Brook Estates subdivision. Mr. Bauer is proposing to plat the parcel into <br />sixteen single family lots, each at least 2.5 acres in size. The parcel is <br />located in the R-iR Residential District; the minimum lot size is 2.5 <br />acres. The total parcel is approximately 79 acres in size, approximately <br />47 acres are located in Ramsey and the remainder of the parcel is located <br />in Burns Township. Mr. Bauer is proposing to construct 180th Avenue and <br />Barium Street to access the lots in the subdivision. <br /> <br />For your information, the following items are enclosed: <br /> <br /> a) Site location map d) Letter from City Engineer dated <br /> b) Proposed preliminary plat July 7, 1987 <br /> c) Soil boring information <br /> <br />Ob s ervat ions: <br /> <br />The Planning and Zoning Commission conducted a public hearing on this plat <br />on July 7, 1987. At that time, the Commission tabled action on the <br />proposed subdivision until: 1) The Park Commission reviewed the proposed <br />subdivision; 2) The City Engineer addresses Commissioner Hendriksen's <br />concerns about drainage requirements; 3) The items in #5 of the City <br />Engineer's letter dated July 7, 1987 have been addressed. <br /> <br />On July 9, 1987 the Park Commission reviewed Mr. Bauer's subdivision and <br />recommended that park fees be required to satisfy the City's park <br />dedication requirements. <br /> <br />Information from the City Engineer regarding storm drainage requirements <br />will be available at the meeting. <br /> <br />Recommendation: <br /> <br />Commission Action: <br /> <br />Motion to: <br />Recommend approval/denial of Mr. Bauer's request for preliminary plat <br />approval of Ford Brook Estates 3rd Addition contingent upon review and <br />approval of the preliminary plat by Burns Township. <br /> <br />Review Checklist: <br /> <br />Administrator <br />Attorney <br />Engineer <br />Community Development Director <br /> <br /> Chief of Police <br /> Finance Officer <br />X.
