CASE <br /> <br />REQUEST FOR SITE PLAN REVIEW; <br />CASE OF BASALT PROPERTIES, LLP <br />By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Basalt Properties, LLP submitted a site plan to develop an office/warehouse buildings on <br />a 3.32 acre parcel located at the intersection of Ebony Street and 141st Avenue in the <br />newly created Basalt Office Park 2nd Addition. It should be mentioned that a minor <br />subdivision is being processed to create the new 3 acre lot. <br /> <br />· The fl)ilo,ving items are enclosed for your information: <br /> <br />a) <br />b) <br />e) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated June 11, 2004 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />Basalt Properties, LLP is proposing to construct a 40,650 square foot office and <br />warehouse building on Lot 2 of Basalt Office Park 2nd Addition. <br /> <br />The site plan is meeting or exceeding the required setbacks. The development is <br />proposing to construct a total of 40,650 square feet on a 3.32 acre parcel. Lot coverage <br />has been calculated at 28%, which is under the 45% maximum lot coverage restriction <br />established in City Code. <br /> <br />The site will derive one access point from 141st Avenue. <br /> <br />Staff does not have enough information to determine if the site plan meets off-street <br />parking space requirements. This information must be provided to staff prior to the City <br />Council review of the site plan. <br /> <br />The grading and drainage plan is generally acceptable with the revisi;gns outlined in the <br />City Staff Review Letter. <br /> <br />The landscaping plan is generally acceptable in accordance with the City Staff Review <br />Letter. . <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval contingent upon compliance with City Staff <br />Review Letter dated June 11, 2004, and the developer entering into a TIF agreement with <br />the City. <br /> <br /> <br />
