Voting Yes: Chairperson Nixt, Commissioners Jeffrey, Brauer and Shepherd. <br />Voting No: None. Absent: Commissioners Johnson, Van Scoy and Watson. <br /> <br />Commission Input <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Brauer to recommend that City Council <br />adopt Findings of Fact unfavorable to the applicant relating to a request from Patrick Fitzpatrick <br />to rezone thc subject property from R-1 Residential to B-2 Business. <br /> <br />Motion carried. Absent: Commissioners Johnson, Van Scoy and Watson. <br /> <br />Case #5 <br /> <br />Request for Site Plan Review; Case of Hermanson Homes <br /> <br />Presentation <br /> <br />Associate Planner Geisler stated Hermanson Homes is proposing to construct a 10,000 square <br />foot multi-tenant office building on the property generally located on the comer of Armstrong <br />Boulevard and Riverdale Drive. She indicated the proposed office building is located in the B-2 <br />Highway Business District and is listed as a permitted use in that district. The subject property is <br />approximately 1.35 acres, for total lot coverage of 17%. She stated the proposed building <br />appears to meet the required setbacks, but a revised site plan will need to be submitted showing <br />these setbacks fi'om the property line rather than the curb. <br /> <br />Associate Planner Geisler stated commented a revised landscaping plan will be required. She <br />noted because the subject property borders residential property to the south, the project must <br />meet bufferyard requirements as outlined in City Code. The new Pleasureland RV facility is <br />located one lot to the east of this site. Pleasureland was required to put in a privacy fence along <br />thc southern property line of all four of their lots. Staff would like the Planning Commission to <br />weigh in on whether this project should include a privacy fence in the same location. She stated <br />it should be noted that there would be a gap in the fence in the lot directly to the east, until that <br />lot develops. <br /> <br />Associate Plalmer Geisler indicated the submitted plan shows vinyl siding on a portion of the <br />building.
