TLe <br />buildings will be constructed with decorative face block with steel roll up <br />doors° <br /> <br />Mr. Dubats stated that he understands that according to staff's <br />interpretation of code, doors are exclusive of that part of code stating <br />that 'no more than 50% of an exterior wall surface shall be steel' and that <br />a reinforced slab meeting frost footing requirements is to be resolved with <br />the City Engineer and City Building Official. <br /> <br />Ms. Norris noted that Item ~10 of the proposed development permit should be <br />revised to indicate Mr. Dubats will provide the city with an additional ? <br />feet of right-of-way along 138th Avenue N.W. <br /> <br />Mr. Goodrich stated that Mr. Dubats has indicated that the ho]der of his <br />mortgage will not allow combining the two lots to eliminate the need for <br />setback variances because of legal implicaticns. <br /> <br />Commissioner Hendriksen suggested that there also be am easement that could <br />access the buitdimgs to the rear of the property in ..the.event the t~'ol <br />parcels come under separate ownership in the future° <br /> <br />Commission consensus'is that if the 10ts cannot be combined, a variance to <br />setback could be granted by the Board of Adjustment based on the hardship <br />created by the requirement to deed an extra ? feet of right-of-way along <br />138th to the city. <br /> <br />Motion by Commissioner LaDue and seconded by Commissioner Hendriksen to <br />recommend approval of Mr. Dubats' site plan and that Item ~10 of the <br />development permit be revised to indicate that Mr. Dubats will provide the <br />city with an additional ? feet of right-of-way along 138th Avenue NoWo and <br />that he will also provide a 15 foot access easement along the north <br />property line of his adjoining parcel in favor of this parcel. <br /> <br />Motion carried. Voting Yes: Chairman Zimmerman, Commissioners Shumway, <br />LaDue, Holm, Terry and Hemdriksen. Voting No: Nome. Absent: <br />Commissioner Howell° <br /> <br />Case ~6: Reouest For Sketch Plan Review~ Case Of Mr. Dick Carsg~: <br /> <br />Mr. Dick Carson was present requesting sketch plan review of his proposal <br />to subdivide Outlots M and 9, Flintwood 2nd, into 3 lots to be developed <br />with one office building, one 4 unit and one 6 unit residential building° <br /> <br />Ms. Norris stat~d that the current zoning is PUD and no retorting should be <br />necessary; a public hearing would be required to reclassify the outlots to <br />lots. <br /> <br />Chairman Zimmerman suggested that proposed access be reviewed by the <br />County.
