PROPOSED FINDINGS OF FACT <br /> CONDITIONAL USE PERMIT <br />MR. LARRY RUDESILL CONDITIONAL USE PERMIT <br /> 7009 HIGHWAY 910 <br /> RAMSE¥, MINNESOTA <br /> <br />That Larry Rudesill, hereinafter referred to as "Applicant", has <br />properly applied for a conditional use permit to use a temporary <br />structure for office space for automobile sales. <br /> <br />That the Applicant appeared before the Planning and Zoning Commission <br />for a public hearing pursuant to Section 170.013D of the City Code on <br />June 2, 1987 and that said public hearing was properly advertised and <br />minutes of that public hearing are hereby incorporated by reference. <br /> <br />3. That the subject property is generally known as 7009 Hwy. #10 N.W. and <br /> is legally described as follows: <br /> <br />Lot 5, Block 1, Kovar Addition, Anoka County, Minnesota <br /> <br />4. That the subject parcel is approximately <br /> located in the B-1 Business District. <br /> <br />in size and is <br /> <br />That the Applicant has stated that the temporary structure will be used <br />for approximately 18 months until a permanent structure can be <br />constructed on the property. <br /> <br />6. That the Applicant has stated that the temporary structure will house <br /> the office for his automobile sales business on the subject property. <br /> <br />7. That automobile sales is a permitted use in the B-1 Business District. <br /> <br />8. That using a temporary structure for office space is not a permitted <br /> use in the B-1 Business District. <br /> <br />9. That the adjacent properties are also in the B-1 Business district. <br /> <br />10. That the City Council approved a similar conditional use permit to <br /> utilize a temporary office space for appliance sales at 7411 West Hwy. <br /> #10 until a permanent structure could be constructed. <br /> <br />11o That the proposed use will not be unduly dangerous or detrimental to <br /> persons residing or working in the vicinity or to the public welfare. <br /> <br />12. That the proposed use will not substantially adversely impair the use <br /> of any surrounding properties. <br /> <br />13. That the proposed use will be harmonious with and in accordance with <br /> the specific objectives of the Comprehensive Plan. <br /> <br />14. That the proposed use will be maintained so as to be harmonious and <br /> appropriate in appearance with the intended character of the B-1 <br /> Business District. <br /> <br />15. That the proposed use will not change the essential character of the <br /> B-1 Business District. <br /> <br /> <br />
