REQUEST FOR HETES AND BOUNDS SUBDIVISION; <br /> CASE OF HRS. ADELI~E EARST <br />By: Anne Norris, Community Develol~ent Director <br /> <br />Background: <br /> <br />Mrs. Adeline Karst is requesting a metes and bounds subdivision of her property <br />located at County Road ~5 and Ramsey Blvd. NW. Mrs. Karst is proposing to <br />split this parcel into four lots, with the smallest lot being approximately 2 <br />acres, <br /> <br />Mrs. Karst's property is located in the R1-R Rural Residential District. The <br />minimum lot size in this area is 2-1/2 acres. Two of the proposed lots do not <br />meet this requirement. <br /> <br />Enclosed are the following items for your information: <br /> <br />a) Site location map <br />b) Letter from Mrs. Karst dated March 17, 1987 <br />c) Proposed subdivision <br /> <br />Observations: <br /> <br />Mrs. Karst is requesting a metes and bounds subdivision to create four parcels. <br />In the past the Commission has permitted metes and bounds subdivisions of <br />parcels of land over five acres and usually only where a subdivision will <br />create two parcels. In this case, Mrs. Karst is asking for a subdivision of <br />smaller lots and to create more than two parcels. <br /> <br />The Commission has required past requests for metes and bounds subdivisions to <br />go through the minor platting process. However, the minor platting process is <br />intended for plats of three or less lots. <br /> <br />Recommendation: <br /> <br />Commission action will be based on your discussion. <br /> <br />Review Checklist: <br /> <br />Administrator X <br />Attorney <br />Engineer <br />Community Development Director X <br /> <br />Chief of Police <br />Finance Officer <br />Public Works Superintendent <br />Other <br /> <br /> <br />
