The <br />overall density including street is one lot per 2.53 acres. <br />The proposed lost width is 165 feet which is 35 feet less than <br />the required width for industrial and residential zoning. <br /> <br />In review of the required plat data in City Code 170.037 and <br />170.016K, the proposed plat lacked the following information: <br /> <br />Soil borings, soil classification of the surface soils, <br />water table and suitability of soils for the development. <br /> <br />Elevations of the proposed buildings, identifying exterior <br />treatment, materials to be used and paint color. <br /> <br />c. Landscape plan. <br /> <br />In review of the Anoka County Soil Survey, the soils in the <br />plat consists of Hubbard 'coarse sand and marsh. Hubbard coarse <br />sand is a Class I soil suitable for on-site systems. However, <br />the marsh areas on Lots 4-8 should be restricted from building. <br />The developer is proposing to fill the marsh area on Lot 10. <br />Any building requiring a wastewater disposal system should be <br />required to meet the requirements for Class I soils in the <br />protective covenants. <br /> <br />22ZMonroeS.eet <br />Anoka, Minneso~55303 <br /> <br />612/427-5860 <br /> <br />Eugene ].
