REQUEST FOR METES AND BOUNDS SUBDI¥ISION; <br /> CASE OF MS. KELLIE ANN WALKER <br />By: Community Development Director Anne Norris <br /> <br />CASE <br /> <br />Background: <br /> <br />Ms. Walker is requesting a subdivision of her property located north of <br />164th Avenue N.W., west of Jaspar Street N.W. Ms. Walker currently owns <br />two parcels and is requesting a subdivision to reconfigure these lots. The <br />parcels are currently 3 and 7.93 acres in size and have approximately 440 <br />feet of frontage on 164th Avenue N.W. The northwestern portion of these <br />parcels is occupied by wetlands. Ms. Walker's home is located on the three <br />acre parcel. Ns. Walker is requesting a subdivision which create two <br />parcels; one 2 acre and one 9 acre parcel. <br /> <br />This property is located is the R-IR Residential district; the minimum lot <br />size is 2.5 acres. <br /> <br />For your information, the following items are enclosed: <br /> <br />a) Site location map <br />b) Existing parcels <br />c) Proposed subdivision <br /> <br />Observations: <br /> <br />As one of the proposed lots does not meet the minimum lot area requirements <br />in the rural area, Ms. Walker should reconfigure the subdivision to create <br />parcels which are at least 2-1/2 acres in size. <br /> <br />As you recall, the Commission has required past requests for metes and <br />bounds subdivisions to go through the minor platting process. <br /> <br />Recommendation: <br /> <br />Commission Action: <br /> <br />Will be based on your discussion. <br /> <br />Review Checklist: <br /> <br />Administrator <br />Attorney <br />Engineer <br />Community Development Director <br /> <br />X <br /> <br />Chief of Police <br />Finance Officer <br />Public Works Superintendent <br />Other <br /> <br /> <br />
