Mr. Bauer is proposing to plat the parcel into 14 single <br />family lots. The total parcel is approximately 47 acres in size; a portion <br />of the parcel is located in Burns Township. Mr. Bauer is proposing to <br />extend 180th Avenue and construct two additional cul-de-sacs for access to <br />this plat. <br /> <br />For your information, the follc~ing items are enclosed: <br /> <br />a) Site location map <br />b) Proposed sketch plan <br /> <br />Observations: <br /> <br />Much of the subject property appears to be lc~ area. Soils, particularly <br />on Lot 1, Block 1 and Lot 1, Block 3, may not be suitable for on-site <br />septic systems and therefore may not be buildable lots. In addition, Mr. <br />Bauer should review this plat with Burns Township for any comments and <br />requirements they may have. Lot 2, Block 2 is proposed to access onto Cry. <br />Rd. 97. As you know, current City policy is to limit individual driveway <br />access on to county roads. <br /> <br />~camaen~tion: <br /> <br />Commission Action: <br /> <br />No action is necessary at this time.
