CASE %4: <br /> <br />Background: <br /> <br />Mr. Gilbert Menkveld is requesting sketch plan review of a proposed plat of <br />16 acres located at the corner of Variolite Street N.W. and Cty. Rd. %63. <br /> <br />As you may recall, some years ago the Commission reviewed several <br />preliminary plats which included the subject property, adjacent property <br />across County Road 63 and the forty acres directly south of the subject <br />parcel. <br /> <br />Enclosed for your information are the following items: <br /> <br />a) Site location map <br />b) Proposed sketch plan <br />c) Proposed preliminary plat of Ramsey Ridge dated November 6, <br /> 1980 <br /> <br />(bservations.- <br /> <br />At your last meeting, you reviewed a sketch plan of this property and <br />requested that Mr. Menkveld revise the sketch plan to utilize either a <br />frontage road or a cul-de-sac for access to those parcels rather than <br />direct access onto Cty. Rd. %63. In addition, you requested that the <br />Police Chief review the plat for safety considerations. Police Chief <br />Auspos reviewed the property and commented that he had no problem with a <br />single access to the plat so long as the access would be equidistant from <br />the curves in Cty. Rd. %63 so that visibility would be maintained for east <br />and west traffic on Cty. Rd. %63.
