FInDINgS (~ FACT <br />C~NDITIONAL USE PERMIT <br /> MR.~~ <br /> <br />1. That Mr. Charles Christian, hereinafter referred to as "Applicant" has <br />properly applied for a conditional use permit to store vehicles and operate <br />an autcmobile sales business in the RB Rural Business District. <br /> <br />2. That the Applicant appeared before the Planning and Zoning Commission <br />for a public hearing pursuant to Section 170.013D of the City Code on March <br />3, 1987 and that said public hearing was lxoperly advertised and minutes of <br />that public hearing are hereby incorporated by reference. <br /> <br />3. That the property, which is the subject of the application, is located <br />at 9457 Hwy. ~10 N.W. and is legally described as follows: <br /> <br />Lot 2, Block 1, Ramsey Commercial Park, Anoka County, <br />Minnesota <br /> <br />4. That the subject parcel is approximately 5 acres in size and is located <br />in the RB Rural Business District. <br /> <br />5. That vehicle storage and automobile sales are not permitted uses in the <br />RB Rural Business District. <br /> <br />6. That the adjoining property is zoned for Rural Business. <br /> <br />7. That the storage of vehicles will not create additional traffic on Hwy. <br />~10, however, the automobile sales business will create additional traffic. <br />on Hwy. #10. <br /> <br />8. That the storage of vehicles will .not be detrimental or unduly <br />dangerous to persons working or residing in the area, however, storage of <br />vehicles will be unsightly. <br /> <br />9. That the proposed automobile sales will not be detrimental or unduly <br />dangerous to persons working or residing in the area. <br /> <br />10. That the vehicle storage and car lot will not substantially adversely <br />impair the use or market value of adjacent commercial properties. <br /> <br />11. That the vehicle storage and automobile sales will not be harmonious <br />with the specific objectives of the C~aprehensive Plan. <br /> <br />12. That the vehicle storage and automobile sales will be designed, <br />operated and maintained so that it is harmonious and appropriate in <br />appearance with the intended character of the Rural Business District. <br /> <br />13. That the vehicle storage and automobile sales will not change the <br />essential character of the Rural Business District. <br /> <br />14. That the vehicle storage and automobile sales will not be hazardous to <br />neighboring uses. <br /> <br /> <br />
