Hakanson
Anderson
Assoc.,Inc.

Engineers, Surveyors &
Landware Architects

February 3, 1987

Mr. Kenneth Peterson, Chairman
Ramsey Planning & Zoning Commission
city of Ramsey
15153 Nowthen Boulevard N.W.
Ramsey, MN 55303

Re: Preliminary Plat of Now & Then Estates

Dear Mr. Peterson:

Since our letter of December 29, 1986, the developer has provided
soil borings, future subdivision plan and a statement on source of
water and sewage disposal systems for the plat. The square footage
of the proposed lots was previously provided.

In review of the soil borings and soils report, the water table is
reported at approximately elevation 870. This would allow for the
installation of standard wastewater disposal systems. However,
mottling was present in test holes two and four at a depth of 1.5
to 4.5 feet below the surface. The state and city codes require
three feet of separation between mottling and the drain field.
Therefore, we would recommend additional boring and percolation
tests be provided in the vicinity surrounding test holes two and
four.

In reviewing the items on page two of our letter of December
29, 1986, no additional or revised information has been pro-
vided by the developer to address those items. Therefore, we
would recommend that those items be resolved along with pro-
viding additional soil boring and percolation tests that
justify installation of on-site wastewater disposal systems
prior to approval of the preliminary plat.

777.
