R~QUEST FOR CONDITIONAL USE PERMIT TO CONSTRUC~ AND OPERATE MANUFACIURING AND RETAIL SALES IN THE B-1 BUSINESS DISTRICT AND PJ~QUEST FOR SITE PLAN REXri~; CASE OF CONSTRUCTION CONSULTANTS By: Anne L. Norris, Community Development Director Background: Construction Consultants is representing Blue Max and is requesting a conditional use permit to construct and operate a 10,000 square foot faci].ity at Lot 3, Block 5, Alpaca Estates. The facility is to be used for manufacturing and retail of canvas covers for boats, seats, etc. 7~]e applicant has stated that approximately one-third of the structure will be used for offices and retail space. As you know, the subject property is located in the ]3-1 Business District. Offices and retail are permitted uses in this district~ however, nmnufacturing is not permitted. The applicant's neighbor, Sleep Easy~ applied for an obtained a conditional use permit to manufacture mattresses in the B-1 Business district. The structure is to be of concrete block construction with a decorative block facade and finish.
