PLANNED UNIT DEVELOPMENT <br /> <br />The site to be utilized for Phase I and II Development is part of a larger <br />planned unit development. This being the case, there are no parking or <br />building setback requirements other than a 55' front setback from the <br />highway which has been satisfied. <br /> <br />The building and parking have also been required to avoid the southeast <br />corner of the site as much as possible because of underground utilities and <br /> <br />steep grade change. <br /> <br />Floor/area ratio for the entire project is approximately 20%. Parking ratio <br />is 1 space per 200 sq. ft. of building area with one handicap space per 50 <br />spaces. Handicap space dimensions are 12' x 18' and nonhandicap spaces are <br />9' x 18'. <br /> <br />Tax increment financing by the City of Ramsey will cover the following site <br />construction items: <br /> <br />- Site Grading <br /> <br />- Site Lighting <br /> <br />- Parking Lot Base <br /> <br />- Site Work <br /> <br />- Sidewalk <br /> <br />- Curb & Gutter <br /> <br />- Landscaping <br /> <br />- Site Utilities <br /> <br /> <br />
