PAUL BERYLS <br />By: Anne Norris, C(mm~nity Develol~ent Director <br /> <br />~c~round: <br /> <br />Mr. Paul Bertils is requesting preliminary plat approval of the 40 acres located <br />north of 167th Avenue N.W. and west of Cty. Rd. #5. This parcel is located in <br />the R1-R Residential District. The proposed plat oonsists of 14 single family <br />residential lots. All of the lots in the proposed plat are at least 2.5 acres, <br />in accordance with the City Code. <br /> <br />Mr. Bertils is proposing to construct Garnet Street and 168th Avenue N.W. to <br />provide access to this plat. In addition, Mr. Bertils is proposing that these <br />streets have temporary cul-de-sacs for any future developments to the north and <br />east. <br /> <br />Enclosed for your information are the following items: <br /> <br />a) Site location map <br />b) Proposed preliminary plat <br />c) Grading and drainage plan <br />d) City Engineer's letter dated Deoember 29, 1986 <br /> <br />Observations: <br /> <br />Along the southern boundary of Mr. Bertils' parcel is one rod (16.5 feet) of <br />property that belongs to the property to the west of Mr. Bertils. Mr. Bertils <br />will have to make arrangements with this property owner as the property will <br />have to be included in the plat as Mr. Bertils is crossing that property for <br />access into the plat. <br /> <br />The Park Commission reviewed Mr. Bertils' proposed plat on October 9, 1986 and <br />recommended that the City require a park fee to satisfy the park dedication <br />requir~ents. <br /> <br />At your last meeting, you tabled action on Mr. Bertils' request until soil <br />borings are provided and concerns regarding the water table, drainage and 167th <br />Avenue N.W. have been resolved. <br /> <br />]%~ommendations: <br /> <br />As the City Engineer has not yet received soil borings for this plat, the <br />Commission should table action on Mr. Bertils' request. <br /> <br />Administrator <br />Attorney <br />Engineer <br />Community Develounent Director <br /> <br /> Chief of Police X <br />X Finance Officer <br />X Public Works Superintendent X <br />X Park Commission X <br /> <br /> <br />
