PRO3ECT NARRATIVE <br /> <br />The development we are proposing is located near the intersection of Hwy. 47 <br />(St. Francis Blvd.) & 142nd Avenue, NW in the City of Ramsey, Minnesota. As <br />graphically shown on site plan Al, the Rivers Bend Center on is divided into <br />Phase I & Phase II development. <br /> <br />Rivers Bend represents a diverse mix of 19 retail/service-oriented leasehold <br />spaces which may be subdivided or combined in a completely flexible manner. <br />The Center is placed on 3.35 acres with 157 parking spaces for employees and <br />the public. <br /> <br />The main anchor in Phase I will be Brooks superette, a gas station- <br />/convenience store of 3,300 sq. ft. The anchor for Phase II has not yet <br />been determined. Phase I development will begin immediately and consist of <br />14,600 sq. ft. of building area with a 6' covered walkway at the front and <br />common service corridor at the back of the leasable area. <br /> <br />Phase II development is planned for the future subject to leasing of Phase I <br />and securing a second anchor for Phase II. <br /> <br />Our development anticipates the present needs of the community of Ramsey <br />with regard to essential goods and services. We also plan to accommodate <br />future growth once the new highway and bridge adjoining the site are com- <br />pleted. We anticipate a high volume of pedestria~ and vehicular traffic. <br />With this in mind, we have designed Rivers Bend Center to be a visually <br />pleasing yet completely functional asset to the community. <br /> <br /> <br />
