CASE S2: <br /> <br />By: Anne Norris, Community Development Director <br /> <br />Background: <br /> <br />Mr. Paul Bertils is requestin9 preliminary plat approval of the 40 acres located <br />north of 167th Avenue N.W. and west of Cty. Rd. #5. This parcel is located in <br />the R1-R Residential District. The proposed plat consists of 14 single family <br />residential lots. Ail of the lots in the proposed plat are at least 2.5 acres, <br />in accordance with the City Code. <br /> <br />Mr. Bertils is proposing to construct Garnet Street and 168th Avenue N.W. to <br />provide access to this plat. In addition, Mr. Bertils is proposing that these <br />streets have temporary cul-de-sacs for any future develo~ents to the north and <br />east. <br /> <br />Enclosed for your information are the foll~ing items: <br /> <br />a) Site location map <br />b) Public hearing notice <br />c) Properties notified <br />d) Proposed preliminary plat <br />e) Grading and drainage plan <br />f) City Engineer's letter dated December 29, 1986 <br /> <br />(bservations: <br /> <br />Along the southern boundary of Mr. Bertils' parcel is one rod (16.5 feet) of <br />property that belongs to the property to the west of Mr. Bertils. Mr. Bertils <br />will have to make arrangements with this property owner as the property will <br />have to be included in the plat as Mr. Bertils is crossing that property for <br />access into the plat. <br /> <br />The Park Commission reviewed Mr. Bertils' proposed plat on October 9, 1986 and <br />recommended that the City require a park fee to satisfy the park dedication <br />requi r~ments. <br /> <br />R~(~_ndation: <br /> <br />Based on comments in the City Engineer's letter, I recommend that the <br />Commission table action on Mr. Bertils' request until soil borings are <br />provided, concerns regarding the water table and drainage are resolved and <br />concerns regarding167thAvenueN.W, are resolved. <br /> <br />~eview Checklist: <br /> <br />Administrator <br />Attorney X <br />Engineer X <br />Co~uunity Development Director X <br /> <br />Chief of Police <br />Finance Officer <br />Public Works Superintendent <br />Park Commission <br /> <br />X <br /> <br />Z <br /> <br /> <br />
