Norris <br />Community Development Director <br />CITY OF RAMSEY <br />15153 Nowthen Boulevard N.W. <br />Ramsey, MN 55303 <br /> <br />Re: Proposed Road Alignment <br /> Ramsey/Anoka Industrial Area <br /> <br />Dear Anne: <br /> <br />Sincerely appreciate your cooperative effort to mutually develop this industrial <br />area as exhibited in the request for our input in your letter dated April 10, 1987. <br />The property owner, and the developers I represent, have previously cooperated <br />with the City of Anoka and the property owners abutting their property in all <br />directions and will continue to do so. <br /> <br />The extension of McKinley Street on the alignment you propose on the exhibit <br />accompanying the April' 10 letter, appears to be good planning. The traffic <br />generated and destined to the area abutting and beyond Sunfish Lake Boulevard <br />will enjoy direct access to the Thurston Avenue railroad grade separation as <br />opposed to the train interruption associated with the present at grade railroad <br />crossing of Sunfish Lake Boulevard. Your proposed alignment of McKinley Street <br />to Sunfish Lake Boulevard presents importance to designating McKinley Street <br />from Sunfish Lake Boulevard to T.H. 47 as a Municipal State Aid (MSA) street. <br />McKinley Street from T.H. 47 to Thurston Avenue presently meets ail the criteria <br />for MSA designation, as proposed by the City of Anoka. <br /> <br />The proposed McKinley Street alignment traverses approximately 850 feet of <br />private property owned by the Fred M. Seed Estate in an area already violated <br />by sanitary sewer easements benefitting the City of Ramsey, the Voc-Tech School <br />and others. Now comes the westerly extension of McKinley Street requiring <br />an additional 80 foot wide right-of-way which increases the impediments for <br />developing the property. The roadway right-of-way will require an additional <br />1.7 acres of land and reduce approximately 1.7 acres of additional area to an <br />undevelopable condition. The property abutting the proposed street extension, <br />in the City of Anoka, does not require the street frontage for development <br />purposes. <br /> <br />You indicate that the City of Ramsey may not designate the roadway as an MSA <br />street and that the construction of the street is not programmed. Designation <br />of the street extension from Thurston Avenue to the west city limits of Anoka <br />may also be a long time in coming. That segment of McKinley Street holds a <br />much lower MSA designation and construction priority than presently assigned <br />to McKinley Street east of Thurston to T.H. 47. The property owner and developers <br />will continue to support the City of Anoka's program for constructing the easterly <br />segment of McKinley Street. <br /> <br />Utilities · Streets · Parks · Land Planning <br /> <br /> <br />
